Frequently Asked Questions

How much does a custom build usually cost?
Each home we build is unique and customized to the buyers wishes and budget.  So a “square foot” or generic price is not reliable since we can build houses all different shapes sizes and price ranges.  Generally the three “S’s” that affect a house prices are the Shape, Size, and Selections. Our owners have the ultimate input into each of these categories through the design process.
How long does it take to build a home?
Our average construction timeline is 4 months once we break ground.  Typically our homes’ require 1-2 months of planning and permitting before breaking ground.  So on average, 5-6 months from start to finish.
Do I get to design my own layout, or do I have to pick from a library of premade designs?
We have many house plan options to look at, but most exist as “idea starters”.  We want to make every home be unique and encourage all clients to bring their ideas to us so we can create a home design specific to your wishes and budget.  Our one stop shop approach means all design work can be handled in-house with Trevor
Do I have to have a deposit or pay for things ahead of time?
No! Initial consultation is always free.  This can be as simple as a sit down visit to pass ideas around, or more involved as we look at model house plans and real estate options.  Only when it comes time to reserve your building lot, or design a custom home plan are deposits required.
Can I select my own appliances and options?
Of course. Selections of finishes such as cabinetry, flooring, and appliances are a huge part of the home design process. We aim to make this as easy and interactive as possible with our local design partners and showrooms.
What are the steps that we will go through to build a new home?
The typical home building process starts with a consultation with Trevor to discuss your goal of building a new home and possible locations or available lots.  If a location is identified, we will secure the lot and then move into the home plan design phase. If a location cannot be secured, Trevor can assist in your search for acceptable building lots.

The home plan design stage will lead to selections/options phase and ultimately a budget proposal.  When all is good to go, we can obtain building permits and start construction.

How do I get financing for new construction - through a bank or my builder?
Both ways. Financing a new home can be as flexible and unique to each owner as necessary.  Generally speaking, higher budget projects will utilize a construction loan, while neighborhood homes, or model homes we have for sale, will be an “end loan” offered through the Builder.
Do I find land or do you?
Both! We enjoy working on client- owned land, but realize that is not always possible so we maintain access to multiple neighborhoods and building lots throughout Lancaster Co.  If we don’t have what you are looking for, we will use our real estate expertise to search the market and find suitable options.
